Robert founded the Sacramento office in 2009 and serves as Designated Officer under the corporate broker license. He oversees compliance, licensing, trust accounting, and senior client relationships across every market the office serves in the Greater Sacramento corridor.

His daily responsibilities include reviewing management agreements, signing off on lease executions, training the property-management team on California Department of Real Estate requirements, and personally walking the more complex owner accounts. Robert's view: a property-management relationship is a long conversation, and the broker's name on the license is also a name on every promise the office makes.

Brian leads owner acquisition and partnership development across the Sacramento metro, working with prospective clients to evaluate properties and match management solutions to their investment goals. He is usually the first person an owner speaks with when they call our office about a new rental.

Brian walks owners through how we price a unit in the current Sacramento market, what our marketing cycle looks like from listing photography through move-in, how the fee structure works on a single-family rental versus a small multifamily, and what to expect month over month from owner statements. His onboarding conversations are deliberately specific so there are no surprises after the contract is signed.

Susan is the primary point of contact for owner clients, handling inquiries, account updates, and ongoing communication. She ensures owners receive clear, timely responses to every question and that nothing on an active management account slips between conversations.

Her work covers the daily flow of owner email and phone traffic, statement clarifications, mid-cycle inspection scheduling, and coordination between owners and the property-management team when a decision needs sign-off. If you are an existing owner with a question about your statement, your tenant, or a vendor invoice, Susan is the person who tracks the answer down and circles back the same business day.

Denise manages a portfolio of residential properties across Sacramento and the broader metro, overseeing lease renewals, tenant relations, move-in and move-out inspections, and owner reporting. Her properties span Land Park, Tahoe Park, the Pocket, East Sacramento, and the central neighborhoods most often requested by transferring tenants.

She brings a hands-on approach to occupancy planning, runs the renewal conversation with each tenant well before a lease expires, and coordinates with our maintenance team to keep deferred work from compounding. Denise's owners tend to be long-term holds who appreciate a stable manager and consistent monthly cadence.

Tina manages residential portfolios in Placer and El Dorado counties, including the Roseville, Rocklin, Folsom, and El Dorado Hills markets, with a focus on maintenance coordination and lease compliance. The county lines matter: tenant fees, water billing, and rental ordinances shift across jurisdictions, and Tina runs each account against the right local rule book.

Her file management is deliberately defensive, with current move-in condition reports, photo documentation, and signed addenda on every active lease. When an owner asks about a specific property, Tina can produce the source documents the same conversation rather than promising to look later.

Julie's screening criteria are written down, applied consistently, and reviewed by Robert for Fair Housing compliance on every applicant.

Heather leads the property-services team, overseeing maintenance dispatch, vendor coordination, and after-hours emergency response across the firm's entire management portfolio. She owns the relationship with our vetted vendor bench and runs the triage queue that turns a resident maintenance ticket into a scheduled visit.

Her response standard is one-business-day triage on every work order, same-day dispatch on health-and-safety items, and clear written communication to the owner before any non-trivial expense is approved. Heather also tracks vendor performance over time so the bench stays accountable and owners are not stuck with whoever picks up the phone.
