Information we collect
When you fill in a contact, owner, resident, application, or inquiry form on the HomeRiver Sacramento website, you submit your name, email, phone (optional), property address (if relevant), and the message body. We use that information only to reply to your inquiry and to provide property-management or referral services. We do not sell, rent, or share submitted contact details with third parties for marketing.
The website also collects anonymous browsing telemetry: pages visited, referrer, approximate location (derived from IP), browser type, and a session identifier. That telemetry is used to monitor site health and to improve content.
Third-party vendors
Two third-party analytics vendors run on this site:
- Microsoft Clarity. Clarity records anonymized session replays and aggregated heatmaps so the operator can understand which page elements visitors actually use. Clarity does not capture form-field contents that visitors enter into HomeRiver Sacramento contact forms.
- Identify (identify.id). Identify is a marketing-attribution pixel that records anonymized website-visit telemetry. It is not used to push ads at visitors and it does not capture form-field contents.
Both vendors operate on telemetry that you can opt out of through your browser's Do Not Track setting or by blocking third-party cookies.
Cookies
The site sets a small number of first-party cookies for session continuity (so the contact form remembers your name between fields, for example) and the third-party analytics vendors named above set their own cookies. The site does not set advertising cookies.
Your rights (CCPA and similar state laws)
If you are a California resident, you have the right under the California Consumer Privacy Act (CCPA) to:
- Know what personal information has been collected about you
- Request deletion of personal information held about you
- Opt out of any sale or sharing of personal information
- Non-discrimination for exercising these rights

Brokerage and property-management records
When you engage HomeRiver Group Sacramento for property management or related services, the firm retains records required by the California Department of Real Estate (corporate broker license records, trust accounting, management agreements, applications, leases, and tenant files). These records are kept under DRE retention rules and Fair Housing requirements, and are not shared outside the firm except where law requires or you direct.
Parent-network data flows
HomeRiver Sacramento operates under HomeRiver Group, a national residential property-management network. Internal portal services (resident applications, maintenance requests, and owner statements) may be processed on shared HomeRiver Group infrastructure. Those flows are governed by the same handling rules described above and are limited to operating the management relationship.
